Case Study: How We Helped Our Client Save Thousands on Selling Her Home, Buying a New One & Securing a Mortgage

It’s no secret that the housing market has been hot for the last couple of years. During this time, sellers, brokers, and agents have been making money from the increased competition among buyers. All-cash offers, sometimes tens of thousands of dollars above asking price, have been par for the course, leaving many to feel overwhelmed by the costs. The Client

In this case, our client’s name is Jennifer, a millennial woman from Studio City. (1)

The Goal

Jennifer came to us with the goal of selling her Studio City townhouse and upgrading to a bigger home with a yard.

The Outcome

The SRM team created a sales and marketing plan to sell Jennifer’s townhouse. She received multiple offers and a purchase price of $875,000, which exceeded the asking price and set a record for her complex. If she had worked with a traditional real estate broker, she would have paid her agent a commission of $21,875. As a flat-fee real estate firm, we charged $10,000, saving her $11,875 right off the bat.

Buying

We then helped Jennifer find and purchase her new home for $1.1 million in under a week. Jennifer was competing against several other buyers, but we used our experience to put together a strong offer, and she got the home! One of the many deal points that helped Jennifer’s offer stand out was her pre-approval status, which she obtained through our in-house mortgage company. This allowed her to compete with all-cash buyers, giving her an important advantage. Plus, through our buyer rebate program, where buyers get back 1% of the purchase price, Jennifer received a check for $11,000!

Mortgage

In addition to helping her sell her townhouse and upgrade to her new home, our mortgage company saved Jennifer time, money, and hassle. Not only could we vet the financial strength of potential buyers for her townhome, we were also able to help her finance her new home. We got her pre-approved, obtained a great interest rate, kept expenses low, and streamlined all the paperwork. We did everything in house, consolidating the process and cutting out thousands in unnecessary fees.

In total, we saved Jennifer $22,875 in commissions and hours of time selling her townhouse, buying her new home, and securing her mortgage. Not only that, when everything was closed, we donated to the charity of her choice, the Juvenile Diabetes Research Foundation (JDRF), which helps people with Type 1 diabetes have a better future.
